Using our unique SECURE RENT 1·2·3 system we provide three types of letting service. Your decision depends on your attitude to risk.
You can leave the management entirely to us and be sure you will receive your rent, you can let us collect the rent but deal with management yourself and still be sure of your rent or you can be in charge of rent collection and management yourself but with no guarantee of rent.
*If your tenant falls into arrears, the first month this happens Ryder & Dutton will pay the rent 10 working days after it is due and will then pay subsequent months within the normal contracted timescale until the tenant is evicted.
N.B. This scheme DOES NOT pay rent for vacant properties.

Using our new unique SecureRent123 system we offer a service to suit your needs as set out below.
At Ryder & Dutton we have a simple approach to charges to landlords. This is essentially a system whereby everything we do is included in a fixed charge and we do not have many other items which can be selected from a menu at additional cost.
We offer three levels of service FULL MANAGEMENT, RENT COLLECTION and TENANT FIND ONLY. We set out at the bottom below what is included in each instance and we also have a 'opening up the world of residential lettings' brochure which provides more guidance.
Our full management service includes initial rental advice, accompanied viewings and feedback, detailed inventory with photographs, rent collection, pursuit of unpaid rent, a nil excess rent and legal protection warranty scheme (subject to tenant referencing), tenant referencing, interim inspections, arrangement of repairs, key holding, deposit registration, rent reviews, checkouts, deposit return negotiation, overseas tax arrangements (if necessary), court attendance (if necessary). We are now legally obliged to display all charges inclusive of VAT. Please ensure when comparing with others that you are actually comparing like with like.
15% of the rent collected inclusive of VAT (in the old system 12.5% plus VAT) inclusive of nil excess rent and legal protection warranty. Our charges may vary from area to area so please ask us!
In addition to the above there is a set up fee/tenancy agreement charge which is not payable in advance but which will be collected in equal installments from the first two months rent, including the above.
SET UP CHARGE/TENANCY AGREEMENT FEE
£480 including VAT (£400 + VAT)
7.5% of the rent inclusive of VAT inclusive of NIL excess rent and legal protection warranty.

£480 including VAT (£400 + VAT), collected in equal installments from the first two months rent, including the above.
TENANT FIND ONLY
An amount equivalent to the first months rent subject to a minimum of £480 inclusive of VAT (£400 + VAT). An upfront payment of £150 inclusive of VAT is required and the remainder will be collected from the first months rent.
For the benefit of Landlords and Tenants alike Ryder & Dutton operate an in house property repair and maintenance service provided by associated company PSS Maintenance Ltd, PSS Maintenance will be asked to undertake all necessary works (unless instructed to do otherwise by our Landlords) and we endeavour to keep all costs both reasonable and proportional. Alternative quotes will be obtained for larger works on request. Where alternative contractors are instructed an administration charge equal to 5% of the invoice value will be made.
We are members of Ombudsman Services : Property for independent redress.
