A review of 2018 for Ryder & Dutton

Well, another year is over...
 
We hope you have all had a great 2018 and also a wonderful Christmas! It's been a great year in general, with record hot summers, a good showing in the World Cup bringing everyone together and we've had another royal wedding. So to see out the end of the year, we thought we would let you know just a little of what has been going on with Ryder & Dutton throughout 2018, as well as any big news in the property industry as a whole, with our review of 2018...
 
 
Stamp Duty
 

 
In last year's 2017 Autumn Budget, the chancellor abolished stamp duty (a tax you pay if you buy property or land) for first-time buyers buying a home worth up to £300,000. It has so far helped 121,500 people, the chancellor said, and the number of first-time buyers is at an 11-year high.

Now in the 2018 budget, it was announced that stamp duty will also be abolished for first-time buyers of shared ownership properties - when someone buys between 25% and 75% of a home and then rents the rest of it.

It will apply to all shared ownership homes worth up to £500,000 and backdated to anyone who has bought one since last year's Budget. There are more than 200,000 shared ownership properties in the UK. 


Help to Buy Scheme Extended



The 2018 Budget also announced that the 'Help to Buy' scheme, which sees the government loan money to first-time buyers, will now come to an end in 2023. It was originally due to end in April 2021, but received a two-year extension. 

The scheme, which enables people to purchase a new build property with just a 5% deposit, with the Government providing an equity loan of 20%, has so far helped around 170,000 households buy a home.

The Government confirmed it does NOT plan to offer a further Help to Buy equity loan scheme after March 2023. It was a great year on the award front for us here at Ryder & Dutton, as once again we were named as the 'Best Medium Sized Estate Agent' in the UK  for 2018, in the awards by the leading customer review site allAgents.co.uk, as well as winning the award for Best Mortgage Advisors in the UK.

Various Charity Events and Activities Throughout the Year



2018 has seen various members of staff here at Ryder & Dutton take part in a range of activities and events in aid of a number of charities we proudly support across our different regions, including Overgate Hospice, Dr Kershaw’s Hospice, Kirkwood Hospice, Springhill Hospice and Willow Wood Hospice. 

We kicked off our events with the fantastic Hospice to Hospice walk for Dr Kershaw's Hospice, which is an annual event held every year. The walk began from Dr Kershaw's Hospice itself and saw those taking part walk up to another one of charities we support, Springhill Hospice and then back round to Dr Kershaw's. We also took part in this years duck race, once again raising funds for Dr Kershaw's Hospice.

Our next event took place for a whole WEEK, as our offices in Heywood, Rochdale and Middleton all went green for Springhill Hospice, as a part of their 'Go Green' week. It is a huge event for Springhill Hospice, one they hold every year and it doesn't matter what you do to take part, as long as it's green! Our staff members had great fun taking part and decorating their various offices, both inside and out. As well as this, we also did another week long event, as our Heywood office went pink for Cancer Research for 7 days in order to raise funds and awareness for this great cause. 

In 2018, our offices in Lindley, Huddersfield and Holmfirth all held wonderful coffee mornings in support of Kirkwood Hospice. Based in Huddersfield, Kirkwood Hospice provide specialist care, free of charge, to adults in Kirklees with advanced/progressive illnesses. All members of staff in each of the offices taking part had a great time hosting the mornings and the local communities really came together in a show of support for this fantastic charity! 

As well as these events, our Ashton and Mossley office also took part in this year's Bubble Rush event for Willow Wood Hospice. The Bubble Rush event is a 3k course with four Bubble Stations pumping out huge amounts of brightly coloured foam - blue, green, yellow and pink. It was a fantastic day and a very enjoyable event to take part in to help the Hospice.

We are incredibly proud to support such great causes within each of our various communities and we are already looking forward to taking part in more events scheduled throughout 2019. We can't wait to get involved in 2019 and we know that you will all once again show your fantastic support in helping us raise whatever we can for these wonderful charities! 

 
A Final Word From Director Richard Powell...

"2018 has been a rather mixed year for the property market in the areas covered by Ryder & Dutton and Mortimers. There is no doubt that the uncertainly created by the Brexit negotiations have made people more cautious and also Government policy regarding the private rented sector has affected landlords confidence. However, this has created a shortage of properties both to sell and to let and in some areas there have been noticeable increases in both sale prices and rents.

At Ryder & Dutton we have achieved almost 2500 sales and arranged over 500 tenancies so whilst market conditions have not been ideal there has still been a lot of activity. We hope that in 2019 the economic climate will become more certain and that people who have been holding off will enter the property market creating good levels of both supply and demand. In particular we are seeing demand from buy to let landlords from the South of the Country seeking better returns on investment than are available in the South."
