It is with this in mind that we are launching our #AskTheExpert series, a collection of some FAQs from a number of different areas within the property world, which we think will really help some of you with somethings that you just aren't sure about...
How much will it cost to move in a rental property?
The rent quoted per month does not include up front letting fees.
The Bond/Security Deposit is usually equal to one month's rent + £100, however this can vary per property so please confirm with your local Ryder & Dutton office.
The application fee is £100 per person (which covers referencing fees including credit checks, bank and previous landlord). There is an administration fee of £175 for drawing up the tenancy agreement (which also includes registration of the deposit with the Tenancy Deposit Scheme and a termination/pre-checkout visit).
How long will it take until they can move in the property?
From application it can take between 2-4 weeks before you will be moved into the property but we ensure that we will keep you updated throughout the process. Each application is different and is subject to credit checks and references.
Can I get a pet at a later date?
We would have to obtain permission from the landlord at the time and if in agreement we will need you to sign a pet disclaimer and pay £50
Can my guarantor be a home owner and not working?
No, your guarantor needs to be in full time, permanent employment earning 36x the monthly rent per annum or alternatively if retired would need to be in receipt of the same.
I have never rented before, I do not have a landlords reference, does this matter?
No, if you have never rented before, we will carry out an employment reference only.
I do not work but my partner does and will be paying all the rent, do I still need to go through the checks?
Yes, anyone aged 18 and over will need to go through the credit check and referencing process even though you are not paying the rent yourself, your partner would be required to earn 30x the monthly rent to proceed with an application. Some applicants may be asked to provide a guarantor.
Are you members of any approved schemes?
Yes, We are members of NALS (National Approved Lettings Scheme) and ARLA (Association of Residential Lettings Agents). We are members of Ombudsman Services : Property for independent redress. Deposits are protected by DPS (Deposit Protection Service).
