To make your move simpler to understand, we have broken down the selling process into 8 steps.


Step 1 – Valuation

We don’t believe in impressing people with inflated asking prices. Our experienced locally based values will provide a realistic valuation based on comparable evidence. This helps you avoid disappointment at a later stage and allows you to properly budget for your onward move.


Step 2 – Important Documents and EPC

Before you can market your property with any agent, it is important that you have a few pieces of documentation in place, such as evidence of identity & residence, any changes to the property and an energy performance certificate (EPC).


Step 3 – Preparing your Property

Once all the paperwork is in place, we will visit your property at a pre-arranged time to take photographs ready for marketing. You will also be given a dedicated and highly trainer sales negotiator who will be with you every step of the way.


Step 4 – Receiving Offers

Offers to purchase your property will be reported to you straight away by phone. Our staff are experienced negotiators and will happily discuss all offers with you and advise you how to get the best possible price. All offers will also be confirmed in writing within 24 hours.


Step 5 – Choosing a Solicitor

We have developed excellent working relationships with solicitors in your area and can provide you with a package which includes the legal work at a fixed fee and with a no completion no fee service.


Step 6 – Accepting an Offer

When you accept an offer, your sale will be handled by a member of our dedicated sales progression team.


Step 7 – Exchanging Contracts

Contracts are only exchanged when all searches have been successfully completed, all enquiries have been answered and mortgages are in place. Upon exchanging contracts, a completion date will be set.


Step 8 – Completion

Your solicitor will contact you as soon as the outstanding balance has been successfully transferred to their account. Your solicitor will then contact us when the balance reaches your account, so that we can hand over the keys to your buyer.
