Are you Contract Ready?

If not, you could be delaying your property sale!

What does Contract Ready mean for me as a seller?

Choosing the right law firm to undertake conveyancing, when selling your home, is one of the big decisions you will need to make.

At Ryder & Dutton we have been working with local law firms for many years and have developed our unique contract ready solution to give you a marketing edge when selling your home.

Thus, by doing the work upfront, you can save at least 2 weeks, once a buyer is found. This gives all parties more certainty and reduces the chance of the sale falling through. All this and it won’t cost you a penny because our firms will do this work on a NO SALE NO FEE basis meaning you only pay if and when you move.

• Gets you ready to sell
• Speeds up the sale process
• Doesn’t cost you anything
• Shows you are serious
• Gives your property an edge
• Attracts the right buyers

Buying A Contract Ready Property?

You could exchange contracts quicker than you think!

What does Contract Ready mean for me as a buyer?

Buying a new home can be quite daunting and it is well known to be one of life’s more stressful events. Most people don’t really understand the conveyancing process undertaken by Solicitors or what it is they are required to do. After all conveyancing is not something you learn about at school. We can tell you that it’s a complex process and in recent years the length of time taken between agreeing a sale and actually getting the keys to your new home is taking longer and longer. There are many reasons behind these delays.

Solicitors are normally instructed when the sale is agreed and it can take several weeks to collate all the information required from the seller to be in a position to submit a contract. Another delay in the transaction is due to the length of time it takes to order and receive property searches. In some Local Authorities these can take up to six weeks. This is clearly not ideal, especially if you are looking for a quick move.

At Ryder & Dutton we believe it’s in everyone’s interest to remove as many obstacles as possible. Thus, we have introduced our “Contract Ready” service and the property you are hoping to buy comes under this scheme. The seller has instructed his Solicitor when the house was offered for sale. The conveyancer will have collated all the information required and be in a position to send this to a buyer’s Solicitor as soon as a price is agreed. However, we have also asked the seller to obtain the searches. This is usually done by the buyer but not early enough and this causes delays. This way all search results should be available immediately when a sale is agreed (subject to when the house came on the market).

Of course, the buyer will still have to pay for the searches as they would normally, but we have also arranged that these will ONLY be payable on completion. This is great for buyers as you won’t have to find search fees at the point you agree to buy and you will only pay for searches if the sale proceeds. It is not uncommon for sales to fall through even once Solicitors are instructed, and often money spent on searches is then lost.

The cost of the searches will be £250 + VAT and they will include a regulated local authority search, a drainage and water search, and a fully comprehensive environmental search, including all local planning data and flood data.

Please let your conveyancer know you are buying a contract ready property and not to order searches on your behalf at this stage.
