Our Survey and Valuation Department are able to offer a variety of competitively priced different survey options including RICS Home Survey Reports and Valuations for a variety of purposes.

The service is provided by Chartered Surveyors with a wealth of experience and extensive local and regional knowledge.

Valuation Report

There are numerous circumstances in which clients may require a valuation.  For example, a cash purchase of a property for occupation or investment, or where you have no concerns about the condition of the property.  Valuations are also required for Tax Planning and Court Purposes.  We can also provide Matrimonial Valuations, or Valuations for Inheritance Tax (IHT) purposes, often known as Probate Valuations.   

As opposed to a Survey, a valuation is based upon a more limited inspection and also relies upon a number of assumptions.  As a general rule, the majority of valuations will fall under the RICS Valuation - Professional Standards (‘The Red Book’) and will have to meet the governing body’s strict criteria.

A Ryder & Dutton Valuation Report will always be carried out by a qualified member of the Royal Institution of Chartered Surveyors (RICS), who will also be an RICS Registered Valuer.

The RICS Home Survey Level 1

Suitable for conventional houses, flats or bungalows built within the last 100 years using common building materials.

After an examination of all readily visible surfaces, our Chartered Surveyors then prepare a concise report detailing the matters that they consider require urgent attention or are likely to be significant in a decision to purchase.

This report does not detail minor repairs or decorative matters, but deals with the important items that will affect your decision to purchase. A RICS Level 1 Report does not include a valuation.

The RICS Home Survey Level 2 and Valuation

Suitable for conventional houses, flats or bungalows built within the last 100 years using common building materials. This report is the choice of most homebuyers. It is very similar to the Level 1 Report but provides more extensive information and can include the Surveyor's opinion on both the Market Value of the property and the reinstatement cost at the time of the inspection.

After an examination of all readily visible surfaces, our Chartered Surveyors then prepare a concise report detailing the matters that they consider require urgent attention or are likely to be significant in a decision to purchase.

This report does not detail minor repairs or decorative matters, but deals with the important items that will affect your decision to purchase.
