The rent quoted per month does not include upfront letting fees. You should be aware that should the landlord agree for you to keep a pet at the property that the rent will be 5% higher every month. The Bond/Security Deposit is usually equal to five weeks rent (rounded down to the nearest pound), however this can vary per property so please confirm with your local office.

You will be required to pay a refundable holding deposit to reserve the property, at the point of application, which will be equivalent to one weeks rent (rounded down to the nearest pound). In order to calculate the amount that you will need to pay you will need to use the following formula; Monthly Rent x 12 to get the annual rent and then divide that by 52 to get the figure equivalent to one weeks rent.

The holding deposit will become non-refundable if:-

* You withdraw your application for the property after references have been applied for.

* You fail the Right to Rent check.

* You provide a false or misleading statement on your application that causes your references to fail.

Selected properties are available with a Nil Deposit Scheme - This scheme is instead of a traditional deposit and is administered by Let Alliance. It is only available on properties that are Fully Managed by us so please ask if this is available on the property that you are applying for.

You pay a Nil Deposit service charge equivalent to 1 weeks rent plus VAT to Let Alliance who administer the scheme.
